Miami Beach condomium association is looking for a General Manager to oversee all aspects of building and association operations.

The General Manager will be responsible for the following:

Property Manager performs in a high-level management capacity to ensure the building is operating at optimal performance. Individual will work closely with the Board of Directors to operate the community, and implement policies, procedures and problem-solving solutions. Manager will maintain a positive working relationship with residents, staff, vendors and contractors, projecting a professional and competent image.

Responsibilities

  • Leadership position responsible for overseeing day-to-day building operations including the administrative, financial, human resources, building maintenance and security functions.
  • Maintains professional relationship with Board, coordinates and attends meetings and prepares posting of the agenda and takes minutes as needed.
  • In association with the Board members, plans, directs and implements policies and procedures to ensure services being provided to maintain common areas in accordance with community rules and regulations and quality guidelines.
  • Conduct daily property inspections of the common areas and property to monitor condition and provide recommendations for improvements to Board on a weekly basis.
  • Oversees the activities of vendors and contractors on capital projects, renovations and emergency repairs ensuring safety rules are followed.
  • Demonstrates outstanding customer service skills and support. Investigates all complaints fully and promptly and reports complaints to the Board of Directors.
  • Supervises hiring and management of direct employees and supervises selection and management of outside vendor staffing to assure personnel capable of meeting the community’s goals and high standards in a hospitable, sensitive and courteous manner.
  • Ensures that team members follow all safety precautions and procedures while performing duties as outlined in the approved guidelines.
  • Assists in the preparation of monthly and annual financial reports and monitors association budget for accuracy and variance trends
  • Schedules and/or reviews staff assignments to assure adequate coverage while being conscious of working within the assigned budget
  • Documents, interviews and assists residents regarding complaints about direct employees and vendor staff conduct
  • Plans, directs and overseas implementation of systems for the protection of the community assets and records of the Association
  • Promptly investigates and makes a full written report of all accidents or claims for property damage and personal injury relating to the residents and maintenance of the common elements and operation of the association, including damage or destruction to common elements
  • Prepares incident reports and insurance claims for damages to association property, including estimated cost of repair, and causes repairs to be made in accordance with the Board of Directors’ approval
  • Prepares recommendations for collection action on delinquent accounts and acts as liaison with legal department and association counsel and board. Acts as liaison with counsel if legal action is required
  • Monitors residents’ compliance with Rules and Regulations and implements procedures for handling violations
  • Drafts and signs correspondence and required notices in connection with residents who are in violation of the Declaration and Rules and Regulations
  • Supervises and monitors contractors rendering services to the association and inspects the repair and maintenance of equipment and building components and reviews invoices to confirm work completion and contract compliance.
  • Tracks all architectural unit change requests by residents and inspects for compliance upon completion
  • Communicates to the community ideas to help prepare and cope with weather related events, including hurricane preparation and implementation of preparedness protocol as designed and approved
  • Maintain records and documentation for the property
  • Maintains Association website
  • Oversee and manage staff to effectively impliment above responsibilities.

Requirements:

· 3 plus years of experience managing a High Rise or Mid Rise, Condominium in Florida

· Active Florida CAM License; High School Diploma required

· Working knowledge of relevant FL Statutes, City, state and federal programs and regulations.

· Complete understanding of FHA laws, OSHA Guidelines and Standards, as well as building codes and ordinances.

· Experience monitoring association budgets

· Familiar with the proper procedures for conducting Board meetings

· Ability to work extended hours and weekends as needed; including “on call” assistance during emergencies 24 hours/7 days per week.

· Strong problem-solving skills and customer service skills, Proven decision-making and management skills.

· Proficient in Microsoft Office applications

· Must be fluent in English, Written and Oral. Spanish is a plus.

Job Type: Full-time

Pay: $90,000.00 - $125,000.00 per year
